Assessments

The District was formed to finance and construct infrastructure improvements for 850 lots in the Village of Angel Fire. Each lot is assessed a special levy to pay for the improvements.  Assessments were determined by the size of the lot, the improvements that were constructed for that lot, and the difficulty of construction in the area of the lot.

The “Most That Can be Assessed This Year” (Maximum Special Levy) is the maximum that the District Board can levy, and that amount automatically increases 2% per year. Based on the adopted annual District budget, “This Year’s Assessment” (Actual Special Levy) is determined by the Board of Directors in June of each year and is the amount included on the Colfax County tax bill. The Board may choose to assess any amount up to the maximum to fund the District’s annual budget expenditures. The Annual Special Levy will be assessed until the project financing is paid in full in 2038.

By Subdivision and Lot Number

These tables list assessments by subdivision and lot number. An amended lot may have an A or RA after the lot number and will be found at the end of the list. “Prepaid” under the This Year’s Assessment column indicates that the assessment has been prepaid and the District lien has been released on that property.
